Dod Mill’s old, industrial water mill has undergone a thoroughly modern redesign as a rural escape for up to two. It has unique and stylish interiors, thick stone walls, a spacious living area and a mezzanine bedroom with feature bath. All of this makes the Old Mill a wonderful hideaway to retreat from day-to-day life.
Short break note: 2-night stays cost the same as 3-night stays.
Living space
The Old Mill retains many original features including the stable-style door at the entrance. You’ll pass through the porch into the large and open living space on the ground floor. The kitchen and dining areas open out into a double-height living space with a huge woodburning stove as the focal point of the room.
Decorated throughout in Farrow & Ball, the space is light yet cosy with soft grey painted floors (underfloor heating), interesting fabrics and handmade shutters. The living area has a large sofa-bed (add guests on request), a thick vintage Moroccan rug, and some interesting decorative touches like a French balloon mould and antique chapati rolling pins.
You’ll find a TV with Freeview / Freesat (all standard UK channels), a DVD player, board games and a selection of books and maps. WiFi is available throughout the property.
Kitchen and dining
The rich aubergine-coloured kitchen is equipped for relaxed, holiday cooking. It has a sociable kitchen island, fan oven, 2-ring hob, dishwasher, a large fridge-freezer, kettle, toaster and a Nespresso machine for those in need of their daily caffeine fix. You’ll find artisan-made mugs, crockery, cutlery and glassware, as well as a cake stand, wooden boards and a good selection of serving platters and dishes.
The large oak-topped dining table seats 6 so there is plenty of space to spread out, or invite friends over from other properties at Dod Mill (or in the area).
You can also ask for the table to be extended to 12 if you’d like to entertain a larger group while staying in the Old Mill.
Bedroom, bath and shower room
Head upstairs to the mill’s original mezzanine floor, now converted to a bedroom. The super-comfy bed is king size and is made-up with anti-allergy bedding and pure Egyptian cotton linens. Have a long soak in the bedroom’s roll top bath, with Meraki spa-style products. The bath’s big enough to share, or enjoy on your own with a good book and a glass of wine. The en-suite shower room has a rainforest-style shower, soft-scented Meraki soap, shampoo and conditioner plenty of soft, fluffy towels. Everything you need for a romantic hideaway.
There is an additional “downstairs loo”.
Outside
Head out the door by the woodburning stove and you’ll find an outdoor table and chairs and a small woodland garden area. From here, you can access the rest of the Dod Mill site, including walks through woodland areas, fields and along the Boondreigh river or the mill lade towards the mill pond. There is loads of wildlife to spot – heron, wild ducks, salmon, trout, deer, hedgehogs, owls, otters (dawn & dusk if you’re very lucky!) to name a few.

Location: Old Mill is located 7 miles south of Carfraemill on the Edinburgh-Coldstream road (A697). Less than 4 miles from the Royal Burgh of Lauder with its wonderful local shops and eating out options:
- Shops: Spotty Dog deli, Purple Plum fruit and veg, Shaws Fine Meats butcher, Firebrick Bakery, a Co-op small supermarket and petrol station, Made in Grey Britain, Liv 54,
- Coffee & restaurants: Spotty Dog, Flat Cat Gallery, Firebrick Brasserie, Black Bull, Carfraemill.
Important: The Old Mill is right next to fast-flowing water and as such may not be suitable for children. Note that some noise from the A697 can be heard from the grounds of the Old Mill – though this is extremely limited inside the building.
