If you’ve always wanted to stay in a treehouse or a cabin, but you also want gorgeous interiors, a proper shower and flushing loo, then the Stilt House is for you. This rural hideaway is a super cool studio with contemporary design inside and out. Expect loads of light, stylish interiors, pretty views from every window, dreamy bed linen, a cosy woodburner and the relaxing sounds of the river flowing by.
The Stilt House is a totally unique treehouse cabin. It’s the result of a complete renovation project from its past life as an artist’s studio, built on stilts, with natural inspiration from every window. Completed in 2020, the treehouse is now an insulated, double-glazed, larch-clad, tin-roofed beauty with a wonderful Esse Bakeheart woodburning stove for heating and cooking.
Short break note: at the weekends, a 2-night stay costs the same as a 3-night stay.
Living space
You’ll find the living space to be roomy for a single or a couple, and cosy for up to four residents! The focal point of the room is the woodburning stove – it can keep the Stilt House very cosy, even when temperatures drop low. We provide instructions for its use – you’ll be a pro at lighting fires and keeping them going in no time! The seating area has windows which perfectly frame the view out to the mill pond. There is nothing more relaxing than watching wild ducks pootling about from the comfort of your cabin.
Kitchen and cooking
The kitchen is compact but has everything you will need. There is a mini-fridge, cooking equipment, crockery, glasses, cutlery.
For cooking, we hope you enjoy mastering the art of the Esse Bakeheart. You can bake in it (scones, cakes, pies?), flame grill (steak, pizza?), and use the top in the same way you use a hob. We also provide a single electric hob as a back up, and you can cook campfire-style outside at the firepit.
Beds, wc & shower
Gorgeous, crisp white linen and a super comfy king size mattress complete the built-in bed. There is plenty of space to store bags underneath. We can also provide bedding for the small sofa bed on request.
The Stilt House has its own WC and shower room, a very short walk away – about 30m. No shared facilities here! We provide towels, shampoo, conditioner and body wash. Please note that only eco-products may be used in the Stilt House, no chemicals.
Outside
You can enjoy the outdoors even when it’s raining – seating can be moved under the Stilt House, or set out on the grass by the mill pond. We provide a fire pit for the full campfire experience.
Guests are very welcome to explore the wider Dod Mill grounds. We have a small orchard, sheep you can feed, the mill pond, mill lade immediately around the Stilt House. Cross the bridge to the other side of the Boondreigh for riverside walks and access to the Lammermuir Hills.

Location: Stilt House is located at Dod Mill, 7 miles South of Carfraemill on the Edinburgh-Coldstream road (A697) and less than 4 miles from Lauder.
Important: Stilt House is close to fast-flowing water and as such may not be suitable for young children. Note that some noise from the A697 can be heard from the grounds of Dod Mill – though this is extremely limited inside the Stilt House.
