The Bothy is our bunkhouse-style cottage. It’s a cool and cosy barn conversion, once home to Dod Mill’s animals and machinery.
This is the place to be if you’re looking for somewhere simple yet stylish to chill out as a two-some, family, or small group (up to 4 guests).
The stone-built property has a large and light living-dining-kitchen space, a mezzanine bedroom above the kitchen, a cute twin bedroom and, off that, a shower room. The interiors are inviting and interesting with a Farrow & Ball colour palette, styling which draws on “old” and “new”, as well as unique touches and soft furnishings.
The Bothy has free wifi access, unlimited logs for the wood-burning stove, and some little luxuries in the form of a Nespresso coffee machine, and spa-style Meraki hand soaps, shampoo and conditioner. Beautiful Egyptian cotton linens and super-soft towels are also included. There is a walled garden area with seating and a chiminea.
The Bothy is currently closed for its second phase of development. We’re in the process of adding the lovely mezzanine bedroom mentioned above. This will make your stay even more comfortable. We are taking bookings from March 2020 onwards in the newly-extended space. Note that the photos in the Gallery below show the space before the mezzanine bedroom extension – please get in touch if you’d like more info about the layout for bookings in 2020 onwards.
The Bothy main door takes you straight into a large open-plan space for cooking, eating, relaxing and, in a mezzanine bedroom above the kitchen, sleeping. The living area has a comfy sofa (also a sofa bed), an emerald velvet armchair and a zig zag cocoon chair. There is also a window-seat looking out into the walled garden and, beyond, apple trees and Dod Mill’s friendliest sheep.
The wood-burning stove is the focal point of the room – in the winter months, keep it going all evening (or even all day!) with unlimited supplies from the log shed.
The Bothy retains many of its original barn features including stone walls, exposed beams and double-height ceiling in the living space. 20th century uses for the building have also left their mark, including a huge window on the gable end wall – a legacy from The Bothy’s time as a stained-glass artist’s studio.
Kitchen and dining
The kitchen is well-equipped and the dining table has space for 6 guests (or a bigger crowd on request). The cupboards are stocked with plenty of cooking equipment, good knives, a full-sized dishwasher, artisan crockery and cutlery, wooden boards and interesting serving dishes.
We include essentials such as olive oil, salt and pepper, a handful of Nespresso coffee pods, tea, dishwasher tablets, bin bags, tea towels and cloths.
In terms of tech, you’ll feel at home in The Bothy. There is a widescreen HD TV (Freesat/Freeview channels), Bluetooth speaker and WiFi (superfast broadband, though this is rural Scotland so weather-related shut-downs do happen!).
BedroomS and shower room
The new mezzanine bedroom is tucked up above the kitchen area, looking down on the living area. You’ll be super comfy in the kingsize bed, which can be split into twin beds if needed. There are beautiful, white cotton/linen sheets and cosy blankets.
The twin bedroom was originally the mill’s pigsty. It’s painted in a deep Inchyra Blue (Farrow & Ball) with grey Egyptian cotton linen and cosy wool blankets on the beds. There is a wardrobe with hanging space and shelves, a hairdryer, iron and ironing board.
The bedroom leads through to the shower room, where you’ll find fluffy towels and spa-style products.
Outside, beyond the walled garden of The Bothy, there are Dod Mill’s grounds to explore. You can find ducks, owls, heron, otters, a pond, rivers, sheep and woodland within a few meters of The Bothy.
Help yourself to apples, plums and hazelnuts from the orchard (in season) or forage for brambles, watercress and elderflower.

Location: The Bothy is located at Dod Mill, 7 miles South of Carfraemill on the Edinburgh-Coldstream road (A697) and less than 4 miles from Lauder.
Important: The Bothy is close to fast flowing water and as such may not be suitable for young children. Note that some noise from the A697 can be heard from the grounds of Dod Mill – though this is extremely limited inside The Bothy.
